Report of Meeting With David Mott 2007-08-22 at Beeches

 

Present:

Meeting convened to discuss progress on the Major Works currently ongoing at Harvard.  The main issue is re Sky TV, q.v.

 

Major Works

(In general, everyone is impressed with progress so far.  Half the scaffolding is expected to be moved next week.)

 

Surfacing work with Tarmac will be done shortly around HH.

 

Window Cleaning: DM will ask if contractors can clean windows on a six-monthly basis.

 

Car Parking: At another Freshwater site they have instigated a system whereby residents pay £5 per car for a card that is coloured differently each year.  DM to supply further details to committee.

 

Underground Garages: The electrical work to improve security lighting is now complete.

                                    The final garage door will shortly be replaced.

                                    There are plans for a secure storage area for pedal cycles.

                                    Concrete Repairs Ltd. are to re-surface the entrance slope to the small garage.

 

Rats: Betta-Pest are working on the problem.  The bush is planned for removal.

 

Inspection Chambers for the floodwall: The Environment Agency and the River Board should have arranged for suitable access to the chambers.  They have not been built up to the required Health and Safety standard for engineers’ access [does nobody claim responsibility?].  Therefore there is some modification work still to be done.

 

Sky TV: It was originally hoped to lay the cables in concealed fashion, either in conduits or within the infrastructure of the building.  This does not appear to be possible within budget.  The cables will therefore start at roof (penthouse) level and travel down the outside of each building.  Each flat will be supplied with two cables: one for free-to-view services, the other for Sky subscription services.  There will therefore be twelve cables at top level, peeling off two per level down to the ground floor.  Apparently there is no choice in this matter.

 

A meeting with DM and the Contractors is scheduled for 2007-09-07, Friday.  A Committee member invited.  JHT to attend.

 

The Budget for the Works: some adjustment will probably be necessary in year 4 because the cost of balconies was not originally in the calculations.

Schedule of AGM: Suggested for 29/30/31 October.

 

Landings: these are now looking somewhat bare.  JHT suggested that something of an artistic nature might be brought in now that all traces of furniture have been removed.  To be discussed further.
